Joshua DiGiovanni is the Managing Partner of AZ Avenue Partners, the real estate investment and development firm he founded to pursue single-tenant net-lease and multifamily opportunities across the Southeastern and Midwestern United States.
Josh brings over 15 years of commercial real estate experience spanning development, construction management, and asset execution. He first gained recognition at a Chicago-based real estate developer, where he proved adept at coordinating the land development process for retail sites with mixed-use and multifamily components throughout the Southeast. That early work established a hallmark of his career: command of the entire project lifecycle, from conceptual design through completion, with an exacting standard of workmanship on every project.
Most recently, Josh served as Vice President of Development at Intrepid Development Company in Atlanta, and spent more than nine years with Inland Atlantic Development Corp., advancing from Construction Project Manager to Vice President of Development. Across those roles he managed retail and mixed-use projects in high-growth Southeastern submarkets, building the underwriting discipline and hands-on execution capability that define his approach today.
That progression—from the field and the construction trailer to leading development at the executive level—gives Josh an unusually grounded, end-to-end command of the development process: identifying the right opportunities, underwriting them with rigor, and guiding projects from raw land through delivery. At AZ Avenue Partners, he applies that experience across the firm's work in retail, multifamily, and sports & recreation—creating value from the ground up rather than acquiring stabilized assets, and aligning the firm's economics directly with its investors.
Josh pairs his professional work with a deep commitment to community. He serves as Vice President of the board for Inter Atlanta FC, a charitable organization that brings youth soccer opportunities to underserved communities, and coaches the Midtown boys' varsity soccer team—placing equal priority on player development and team growth.
