A new Circle K, developed from the ground up.

Knox Bridge Highway is a single-tenant retail development—a new Circle K convenience and fuel store.

AZ Avenue Partners serves as fee developer on the project, carrying the development from site identification through delivery. In that capacity, the firm is responsible for site acquisition, due diligence, design development, and project management—the full scope of work required to bring the site to completion.

Andrew Iatridis—consulting architect to AZ Avenue Partners—serves as the project architect, leading the architectural design of the store from concept through documentation.

The engagement reflects the firm's core competency in single-tenant retail development: disciplined, ground-up execution that turns a raw site into a completed, income-producing asset.

Scope of Responsibility

    Site Acquisition
    Identifying, negotiating, and securing the site along the Knox Bridge Highway corridor.

    Conducting entitlement, environmental, title, and feasibility review to confirm the site supports the planned development.

    Design Development
    Coordinating the design process—led by project architect Andrew Iatridis—with the engineering team from concept through construction documents.

    Managing delivery as fee developer—overseeing scope, schedule, and budget through completion.
